For pressure washing & janitorial companies

Commercial leads worth quoting — without chasing a single one

We run cold outreach to property managers, facility directors, and building owners in your service area. Interested prospects land in your inbox. You show up and quote.

The decision-makers we reach out to

Property management firms Facility directors Office park owners HOA boards Retail plaza managers Medical & dental groups Industrial & warehouse Multi-site franchise ops

What you're actually buying

You get the conversation. Not a list.

Lead lists and shared-lead platforms sell you names. We hand you a prospect who has already written back saying they want pricing.

Replies, not raw leads

We forward the actual email thread once a decision-maker responds with interest. You reply from your own address and take it from there.

Targeting you approve

Before anything sends, you see the list: property types, building sizes, and the exact radius around your shop. Cut anything you don't want.

Copy written for your trade

Messages that sound like an operator wrote them, because one did. No "I hope this email finds you well," no marketing-agency filler.

Your domain stays clean

Sending runs on separate warmed domains built for this. Your main business email is never put at risk of landing in spam folders.

Weekly numbers, plainly

Sent, opened, replied, interested. One short summary a week — no dashboard you have to learn or log into.

Locked to your territory

Once you're in, we don't take another cleaning company in your service area. Your competitors can't buy the same prospects from us.

The process

Five steps. Two weeks.

Everything before the quote is ours. Everything from the quote forward is yours.

We map your service area

You tell us how far you'll drive and which work you actually want — exterior, interior, recurring, one-off. We build the target list around that, not around whatever's easiest to scrape.

You approve the list and the message

Nothing sends until you've seen both. If a property is a current customer, a bad fit, or someone you'd rather not email, it comes off before we start.

We warm the domains and start sending

Outreach goes out from dedicated sending domains at a volume that keeps deliverability healthy. Slow and landing beats fast and flagged.

We handle the back-and-forth until they're interested

Openers, follow-ups, objection replies, timing questions. We keep going until the prospect either asks for pricing or clearly says no.

The thread lands in your inbox

You get the full conversation, the property details, and what they asked for. You quote it and close it — that part was never going to be outsourced well anyway.

Honest qualification

Is this a good fit?

This works well for some cleaning companies and poorly for others. Here's the real split, so neither of us wastes a call.

Worth a conversation if…

  • You already do commercial work and want more of it
  • You have the crew and equipment to take on new contracts now
  • You can turn around a quote within a few days of a request
  • Your average commercial job is worth more than a few hundred dollars
  • You're tired of bidding against five other companies on shared-lead sites

Probably not for you if…

  • You only do residential driveways and decks
  • You're booked solid and couldn't service more work this quarter
  • You want someone to close the deals for you as well
  • You need signed contracts this week — outreach takes a few weeks to compound
  • You're not set up to respond to inbound email within a day or two

The offer

Run the first campaign on us

We'd rather show you than pitch you. The first campaign costs nothing — you approve the targeting, we do the outreach, and you keep every lead that comes out of it whether or not you continue.

  • Target list built and sent to you for approval
  • Sending domains set up, warmed, and paid for by us
  • Full outreach sequence written for your trade and market
  • Every interested reply forwarded straight to you
  • Your service area held exclusively for the duration
  • No card required, no auto-renew, no contract to exit

If it works and you want to keep going, we move to a flat monthly retainer. If it doesn't, we shake hands and you've lost nothing but half an hour on a call.

Brady Caylor, founder of Best Cleaning Leads.

Who's behind this

I'm not an agency. I ran the trucks.

My name is Brady Caylor, and I own EcoStar Pressure Washing. Before I built this, I spent my time doing what you're doing — walking properties, writing bids, chasing the follow-up, and watching a perfectly good crew stand around in March because the schedule hadn't filled yet.

Commercial work was always the answer. It's recurring, the tickets are bigger, and one signed contract beats thirty driveways. The catch is that it sits behind a property manager or a facilities director who has never heard your name and is never going to search for you. Nobody hands those accounts over. You have to go and get them.

Cold outreach is what worked for me, so that's what this is — the same system, run for you, by someone who has actually stood in the parking lot and priced the job. The emails sound like an operator wrote them because one did. I know what a facilities director actually cares about, and I know which buildings are worth the effort and which ones will waste your morning.

This company is new. You'd be one of the first people I run this for, and I'd rather show you it works than talk you into believing it does. That's the whole reason the first campaign doesn't cost you anything.

Talk to me directly

Next step

Let's see if your area is still open

Thirty minutes. We'll look at your service area, the property types worth targeting, and whether this is worth running at all. If it isn't, I'll tell you.

Questions

Before you book

Why would you run the first campaign for free?

Because this is a new company and I'd rather earn the first handful of clients than talk my way into them. You get a real campaign at no cost, I get a working example and, if it goes well, a client who stays. That trade is worth it to me right now. It won't be the offer forever.

Do you have case studies I can look at?

Not yet, and I'm not going to invent any. This is a new business and you'd be one of the first clients. That's exactly why the first campaign is free — you shouldn't have to take a claim on faith when you can just watch it run.

Will this hurt my domain or get me marked as spam?

No. Outreach never sends from your primary business domain. We register and warm separate sending domains for the campaign, and volume stays low enough to protect deliverability. Your normal email keeps working exactly as it does now.

What does it cost after the free campaign?

A flat monthly retainer that covers targeting, domains, sending, and reply handling. I'll give you the exact number on the call once I know your area and how much volume it can support — I'd rather quote it honestly than put a number here that's wrong for half the people reading.

Am I locked into anything?

No contract and no minimum term. It's month to month, cancel whenever. If the leads stop being worth the retainer, you should be able to walk without a phone call from a retention department.

What counts as a lead?

A decision-maker at a property in your service area who has replied expressing genuine interest — asking for pricing, asking about availability, or asking for a walkthrough. Out-of-office replies, "not right now," and unsubscribes don't count and never get forwarded to you as if they did.

How exclusive is "one company per service area"?

Literal. While you're active, I won't take on another pressure washing or janitorial company targeting the same metro. The same prospect never gets pitched on behalf of two clients, and no lead is ever sold twice.

Last thing

Your competitors are already emailing them

The property managers in your area get pitched constantly. The question is whether the pitch they remember is yours.
